The plot of land is in Colmenar, Malaga province and is 12600 m2 with the appropriate Licences to build an Equestrian Centre and Villa.
There is very easy access to the Centre and only 30 minutes from Malaga Airport. 20 minutes from Malaga Ringroad.
Villa to have 4 bedrooms, 3 bathrooms, and pool.
Stable block to include 19 large stables, office, food room and more.
2 Arenas. 60m x 20m and 40m x 20m and picadero 20 m diameter for horse walker
Roads, Electricity, and Water already installed. Much work already done on preparation of arenas with excavations and stone walls constructed.
Junta de Andalucia, Malaga and Colmenar approved plans and Licence to build issued by Colmenar. Plans approved and stamped by Architects College, Malaga.
Please note that this venture has not been built above ground level. Also prospective buyer does not have to build as "big" as planned - you can reduce size of project but would find difficulty in increasing, we believe.


This Centre was planned ultimately for serious dressage training and competition because this was the daughter´s passion. She has gone to Germany to do it.

Initially we wanted to have paddocks 7m x 3.5m attached to each of 13 stables. Then we considered the risks involving injury of expensive horses in these paddocks and out in larger areas if we could find suitable paddocks for grazing nearby. We decided it would be better to minimse the risks of damage to horses by installing a Horse Walker for daily excercise together with the training in the 2 separate arenas and do away with the paddocks. The choice is to be made by the buyer.

The centre is in the middle of a totally non residential area occupied by olive trees and some almond trees. The Spanish owners actively manage the trees, collecting olives November to January. In preparation for easy collection the ground is ploughed and rolled so that nets under the trees will catch everything shaken off without being snagged on weeds like thistles. The ground does get covered in greenery in the spring but it is turned over again before everything gets too high.This means that grazing may not be available for more than about 3 months of the year. There is generally no rain for 6 months from May to October .

There are masses of trekking possibilities.

We investigated this possibility together with the Tourist Board and found detailed maps showing all local tracks including Kings Highways originating 400 years ago specifically for moving animals and humans to market etc. Riding on horseback between the trees would be possible and there are no fences in the way. There are tracks servicing the area. It is about 2 Kms to Colmenar and 6 Kms to Riogordo, towns of about 3000 population each. It is possible to go further into the hills by going through tunnels under the main road A356 Casabermrja to Velez Malaga. At the moment there is no trekking around Colmenar, but mules are used regularly by olive farmers. Pubs and restaurants in the Colmenar area have suitable parking places for horses but not in Riogordo as the pubs front directly onto narrow roads.

We personally expected the feeding of horses to be indoors throughout the year but we also planned to cover the available space for such potential grazing with arenas and parking.

All possibilities for different horse activities have been considered and the area found to be abundantly suitable.

At the end of the day, it is "horses for courses" excuse the pun !!! If the buyers want horses for trekking and set up a "trekking business" as opposed to a highly competitive sport centre for dressage then they can do so - in fact this would probably be an easier option especially if they have their own horses used principally for trekking purposes - we call this sport over here - going for"Ruta".

There is absolutely nothing of a "horsey" nature in this area. However, Colmenar the gateway to Axarquia, is a very important all year round tourist region with many close by hotels, hostels, guest houses etc. but no leisure activities whatsoever other than eating, drinking and sightseeing!

There is also an enormous captive resident market of Brits as well as other foreigners and Spanish who would be delighted to have "something" to do after work, after school, during the weekend and whilst on holiday... If the buyer can offer riding lessons for beginners and advanced, offer the trekking and sightseeing on horseback, we think they would be on a winning ticket but they would need to do some advertising through hotels, local restaurants, or internet etc....

There is no competition here from alternative sports. The sea is at least 30 minutes away, there is no cycling, no quads, no bird watching... absolutely nothing to compete and take business away from this type of Centre especially for the horse loving Brits and other Europeans. And this is one of the very major reasons why this project was ultimately approved - to promote new leisure activities in this area. It has been very very difficult since 2003 to get any kind of approval by the Junta de Andalucia to build and establish businesses in the countryside.
